Activate Overgrown Estate by sacrificing Gruul Turf.
When Gruul Turf dies, Toph, Hardheaded Teach triggers, returning Gruul Turf from your graveyard to the battlefield tapped.
When Gruul Turf enters, it triggers, returning the artifact cast in step 1 from the battlefield to your hand, as it's a land due to Toph, the First Metalbender.
Resolve the Overgrown Estate ability
Repeat.
This clever loop turns the battlefield into an engine by using Toph, the First Metalbender to permanently transform a zero-mana artifact into a land type, letting it moonlight as a permanent that can be bounced. With that foundation set, casting the artifact triggers Toph, Hardheaded Teacher to animate Gruul Turf as a land creature, which you can immediately sacrifice to Overgrown Estate to gain life. When Gruul Turf dies, the earthbend safety net brings it right back to the battlefield tapped, where its own landfall-style entry ability fires off to return your zero-mana artifact back to your hand. Because Gruul Turf also enters the battlefield to restart the loop, you have an endless sequence that continuously recycles your artifacts and lands while generating massive lifegain and endless triggers.
